A GREAT MARKET

This is a market where there are more qualified buyers than there are listings available for sale
  1. Listings in most price ranges will get multiple offers right away for more than the asking price. 
  2. It can be a very frustrating time for “buyer’s agents” because it takes a lot of time to find a property for a buyer only to lose the listing to a competing offer
  3. There is a real buzz about real estate and how good the market is in the community. 
  4. In this market the FSBOs are selling on their own and agents getting these listings are getting over to see the seller and adding the commission to the sellers price and still selling with multiple offers.  To win with FSBOs they will even take listings for 30 days knowing they will sell quickly.  A preview- appointment is the best way to get face to face with the seller.  For example, a FSBO is asking $300,000 for their home, the agent adds the listing side commission to the price and takes the listings for $310,000 and the home still sells for $320,000. 
  5. In this market JUST LISTED AND JUST SOLD calls are a great source of leads and appointments in the best areas. 
  6. In this market calling PAST CLIENTS AND COI are also a great source of leads and appointments as the buzz about real estate usually results in many in your database knowing of people looking to buy or sell real estate.


A RED HOT MARKET

  1. This is the extreme version of a “great” market. 
  2. As many as a dozen offers per listing and what most would consider ridiculous prices. 
  3. In fact, early in a RED HOT Market the banks may fall behind with appraisals complicating the closing process even more.  Buyer leads are everywhere but it is nearly impossible to be the winning offer. 
  4. In this type of market, COLD CALLING with the right message can be a fantastic opportunity to generate great leads and appointment as it feels like “everyone” wants to buy or sell in a RED HOT MARKET.
